Small decrease in private loan demand after extraordinary 4th quarter

Private customers' loan demand has decreased in the 1st quarter of 2024 in 6 out of the 19 banks and mortgage institutions included in Danmarks Nationalbank's lending survey. The drop in loan demand is seen due to the higher activity on the housing market at the end of 2023, before the new housing tax system came into force on 1 January 2024. When purchasing property before the end of 2023, private customers could get a permanent nominal tax discount, which contributed to an extraordinarily high demand for loans at some of the institutions surveyed. The other institutes refer, among other things, to the fact that the higher activity on the housing market in the 4th quarter of 2023 was primarily in the metropolitan area, where a smaller proportion of their private customers reside. None of the institutions surveyed expect a decrease in loan demand from private customers in the 2nd quarter of 2024 compared to the 1st quarter.
