Average administration margin for Danish mortgages set to decline

Since 2022, the average administration margin on Danes’ mortgage loans has remained stable at around 0.80 per cent. This is set to change, however, as Realkredit Danmark, Totalkredit, Jyske Realkredit and Nordea Kredit recently announced reductions in administration margins for selected types of mortgage loans. In general, the revised margins apply to new loans, but at Totalkredit and Nordea Kredit the lower margins will also apply to existing customers. The effect of the lower administration margins will be reflected in the average administration margin for July 2026, once all changes have taken effect. In addition to the pricing decisions of the mortgage credit institutions, Danes’ choice of loan type plays an important role in the development of the average administration margin. Administration margins typically vary depending on several loan characteristics, including the underlying collateral (for example, owner-occupied housing or holiday homes), the loan-to-value ratio, interest rate fixation, and whether the loan is with or without amortisation.
