Housing debt has become slightly more expensive
The average interest rate (including administration fee) on Danes’ total housing debt in banks and mortgage credit institutions has increased by 0.11 percentage points to 3.52 per cent in 2026. The increase reflects significant differences between loan types, meaning that not all housing debt has become more expensive in 2026. In connection with the interest rate reset in July, some homeowners with adjustable-rate mortgage loans have obtained a lower interest rate (e.g. F3 loans), while others have obtained a higher interest rate (e.g. loans with short interest fixation periods and F5 loans). The interest rate on housing debt in banks fell by an average of 0.02 percentage points in July. Whether an individual homeowner’s debt has become cheaper or more expensive therefore depends on the type of loan. In addition, previously announced reductions in mortgage administration fees at Totalkredit and Nordea Kredit only took effect for existing loans in July.
